Fixtures and Fittings Characteristics for Buildings and Rental Objects
In this section, you define the characteristics describing the fixtures and fittings of buildings and rental objects. You also define how these fixtures and fittings characteristics are to be treated for correspondence.
Fixtures and fittings characteristics are used in rent adjustment using a representative list of rents.
- Print control classes for fixture and fitting characteristics
You can assign a print control class to fixtures and fittings characteristics.
If you do not assign a class, fixtures and fittings characteristics are printed in correspondence, for example, in the contract. If you do assign a class, the fixtures and fittings characteristics are not printed.
If you want to define special treatment for each class, you have to create your own print programs.
- Fixtures and fittings characteristics for buildings and rental objects
Define fixture and fitting characteristics that are assigned to buildings and rental objects.
If you use representative lists of rents which contain information on fixtures and fittings characteristics for rent adjustment, you have to maintain these fixtures and fittings characteristics here.
Activities
- Print control classes for fixtures and fittings characteristics
- In general only one blank entry (Fix./fitting characteristic is printed) and one completed entry ( X Fix./fitting characteristic is not printed) should be maintained (standard setting), unless you are using your own print output program.
If you want to use other classes, you have to write your own print output programs.
- Fixture and fitting characteristics: buildings and rental units
- Indicate if you want the characteristic to be maintained at building level and/or at rental object level.
- Determine whether the fixtures and fittings characteristic is to apply to all usage types (no entry) or only for special usage types. For example, the characteristic 'apartment on busy road' is only applicable to the non-commercial the usage type, while the characteristic 'central heating' is applicable to all usage types.
- Determine which fixtures and fittings characteristics are to be printed in the contract (see: print control class).
