Definition

If this field is set, increase amounts from adjustment records generated based on a modernization measure are included in the new Swiss adjustment records to be generated. The specified percentage of the increase amount from the modernization measure is apportioned to the basic rent, the remaining amount to the reserve from comprehensive renovation and investment that increases asset value.

Example

You assigned modernization measure MM to Rental unit RU, and then carried out an adjustment run type 'Rent adjustment due to modernization' This generated an adjustment record that would increase the current tenant's rent by 80 Fr. However, you do not activate the record. Instead, you start a Swiss adjustment run, selecting this field and entering a pass-on percentage rate of 40%. The following adjustment amounts are then calculated:

New basic rent = Old basic rent + 40% * 80 Fr. = 32 Fr.

New reserve = Old reserve + 60% * 80 Fr. = 48 Fr.

The specifiable optional maximum values are considered in this calculation. For example, if the maximum absolute increase amount is 20 Fr., the basic rent in the above example would be increased by only 20 Fr. and the reserve accordingly by 60 Fr.

The inclusion of modernization costs may be included with all other adjustment methods (mortgage loan rate, standard of living index, etc.).
