Definition
This field is used to calculate the rent according to the representative list of rents for Berlin.
The following calculation scheme is used:
- Residential value signs of all characteristics are added up separately according to characteristics category. Each characteristics category receives one value sign for the total:
- '+1' if there are more characteristics increasing the value
- '-1' if there are more characteristics decreasing the value
- '0' if the value is not affected
- The weighting factors for the characteristics categories are multiplied by the total value sign.
- These products are added together.
- The result is number X, which is used to calculate the surcharge:
- X < 0 : surcharge = (average value - low value) * X/100
- X = 0 : surcharge = 0
- X > 0 : surcharge = (high value - average value) * X/100
- The total rent is the sum of the average value and the surcharge.
If no residential value signs have been assigned to the characteristics of a characteristic category (the representative list of rents is not for Berlin), the weighting factor for characteristic categories is not considered.
