Definition
Use
A rental unit is only rented for part of the settlement period.
You can use this percentage rate to specify the amount of vacancy costs apportioned to the tenant.
Procedure
Enter the percentage rate to be paid by the owner.
Example
Enter 80%.
In the service charge settlement, the accruals and deferrals for service charges, and the tenant settlement COA, this means that
- The vacancy period of a rental unit (RU) is only involved 80% in the cost distribution, and
- More costs are distributed to the tenants due to the resulting change in calculation bases (reference factors).
For example, two rental objects are involved in a settlement whose measurements have the ratio 40:60. The first rental object is vacant from January 01, 2009 until December 31, 2009. The second rental object is vacant from December 01, 2009 until December 31, 2009. The total cost is 100.
The settlement for the year 2009 is calculated as shown in the table below. The following abbreviations are used:
- RO = Number of rental object
- Days = Number of days occupancy/vacancy
- Mea = Measurement of rental object
- Occ = Occupancy
- Ref-100 = Reference factor with vacancy percentage rate 100%
- C-100 = Cost distribution with vacancy percentage rate 100%
- Ref-80 = Reference factor with vacancy percentage rate 80% = 80% * Ref-100 for vacancy
- C-80 = Cost distribution with vacancy percentage rate 80%

Dependencies
- You can only enter a value if the tenancy law-dependent switch maintain vacancy percentage rate is set in Customizing (basic settings for the service charge settlement).
- If this switch is not set, the owner is charged all of the vacancy costs (posted to the rental unit).
