Definition
Indicates whether the tenant service charge settlement (tenant SCS) is used in the service charge settlement (SCS).
Use
You must only make an entry for this indicator if it is set for rental units or rental agreements (see Dependencies).
Indicator is set
Rental agreements and rental units with the tenant SCS indicator are settled in the SCS according to the tenant SCS principle.
Indicator is not set
The tenant SCS principle is not applied, even if the tenant SCS indicator is set for the rental units and rental agreements.
Example
You want to use the tenant SCS only for the operating costs and not for the heating expenses.
To do this, proceed as follows:
- Heating expenses and operating costs must be settled separately. This indicator may remain not set for the heating expenses settlement, but has to be set for the operating costs settlement.
- In this case it is not possible to carry out one settlement for heating expenses and operating costs together, since separation of heating expenses with tenant SCS and operating costs without tenant SCS has not been programmed.

Use
The difference between the advance payments made and the proportion of service charges can be seen from the service charge settlement (SCS). The indicator specifies which tenants are apportioned this amount.
Indicator is set
The SCS specifies the tenants and the difference is charged / credited to them at the time of the settlement.
Indicator is not set
The SCS specifies all tenants for the whole settlement period, and apportions the share of service charge costs due from each tenant for each day.

Use
You decide if the service charge settlement (SCS) should take the tenant service charge settlement into account whenever a rental unit is vacant for a certain period of time within the settlement period.
Indicator is set
The system
- posts all payments made in the settlement period (if necessary imputed costs as well) as credit to the rental unit cost center or
- posts receivables as costs to the cost center
Indicator is not set
Tenant service charge settlement is not taken into account.
