Definition
When a rent adjustment is carried out based on at least two relative factors and the indicator is thereby set to pass on reductions to the reserves, two key figure schemes are possible:
Scheme 1 - Single settlement (selected through indicator 'X')
Each rent change caused by the change to the relative factors is considered separately. An increase is passed on to the base rent and a reduction is passed on to the reserve(s).
Scheme 2 - Total settlement (selected through indicator ' ')
The rent changes caused by the change to the relative factors are added together. If this total is positive (+) it is passed on to the base rent. If the total is negative (-) it is passed on to the reserve(s).
Example
1000 Fr. = Current base rent
200 Fr. = Current reserve from extensive renov./invest. incr. value
-30 Fr. = Rent change caused by reduction in mortgage loan rate
+40 Fr. = Rent change caused by increase in standard of living index
Result using scheme 1:
New base rent = 1000 Fr. + 40 Fr. = 1040 Fr.
New reserve = 200 Fr. - 30 Fr. = 170 Fr.
Result using scheme 2:
New base rent = 1000 Fr. + 10 Fr. = 1010 Fr.
New reserve = 200 Fr. - 0 Fr. = 200 Fr.
