Documentation
Definition
Estimated production costs for the building according to prices in 1913 (Basis 100 construction cost(s) index).
The building value from 1913 is the basis for the valuation of older buildings. The valuation is carried out in the index method in which the named production costs are extrapolated to the prices at the time of valuation. This is accomplished using the construction cost(s) index from the national statistics office.
The asset value method is to be used for buildings for which revenue is not the most important factor when estimating the value on the market. This also applies mostly to individually designed owner-occupied single and two-family houses and condominiums. If typical local rent cannot be determined, this can also apply to plants, warehouses and other commercial objects.
