Definition
The internal condition category is used to control different operations that are to be performed in the same way for all condition types that are assigned to the respective (external) condition category. An internal condition category only has to be assigned to the external condition categories which are assigned condition types as described in the following.
The following are controlled by the internal condition category:
- Treatment of conditions in the service charge settlement:
Advance payment and flat-rate condition types must to be assigned to only one (external) condition category which has the internal condition type "Advance payment" or "Flat rate".
- Treatment in the rent adjustment:
Condition types which are allowed to be adjusted using the adjustment procedure "Rent adjustment using any conditions" (no consideration of tenant law features such as rent cap) must be assigned to a condition category that has the internal condition category "Can be adjusted".
- Grouping for reporting:
For reporting purposes and for tenant information you can create condition categories that are used to group condition types. This is how you can group together different condition types, such as advance payment operating costs, advance payment object collateral and water flat-rate into one "operating costs" category (condition category). Some reports then add up all of the condition types that are assigned to the respective condition category. Please note that the assignment of condition types to these condition categories does not have to be disjunct. In other words, you can define, for example, condition categories for gross rent and net rent (which both contain the condition type "Basic rent").
If you assign more than five external condition categories to this internal category, some reports will only show the first five categories. - Grouping for Gross or Net Rent for Offer Objects for Condition Type Totals:
Rental unit characteristics are saved in compressed form in the file of offer objects for the display of rental objects that can be offered to interested parties. The gross and net rent are stored for each object. This requires condition categories with the internal condition categories 05 (gross rent) and 06 (net rent). The condition types assigned to these condition categories are totalled to determine the gross or net rent.
