Definition

Rate applied to the taxable amount to calculate property tax (ICI/IMU value) when the rental unit is not rented within a specified period of months (for example, within 24 months) as defined by law.

Use

You have to enter the tax rate in promille.

If you do not make an entry here, the standard (normal) ICI/IMU rate is considered.

Dependencies

This rate differs depending on city in which the cadastral object is situated.

Note that the rate is only applied when the cadastral ID of the cadastral object is marked as residential.

Check the Period of months field in the IMG transaction Maintain City Parameters.

Example

If your rental object is not leased out for 24 months, as of the beginning of the third year, the system applies the long vacancy rate for the property tax calculation. As of the end date of the rental contract until the 24th month of vacancy, the system applies a vacancy rate for the tax calculation. Both the vacancy rate and long vacancy rate are defined by law.
