Definition
The value in this field specifies whether or not the service charge key can be used for directly assignable costs.
Use
Settlement of costs
Posting of apportionable costs
Here you can assign a service charge key to the account being posted, by means of the account properties. The value in this field determines which entries for the account assignment object are required.
Possible values:
SU Assignable to Account (Default Value)
Settlement units with service charge keys, for which this value is set, are used for apportionment to the assigned rental objects.
At the time of posting, you must enter the settlement unit (with the corresponding service charge key) and the settlement reference date.
RO - Directly Assignable to Account
Settlement units with service charge keys, for which this value is set, are used only to collect rental objects, in order to settle costs assigned to these rental objects directly on these rental objects. No costs are posted to the settlement unit itself, and there is no distribution of costs to several rental objects. The settlement simply settles all the costs that were posted to the given rental object in the settlement period (based on the settlement reference date) proportionally to all lease-out contracts applicable to the rental object within the settlement period. Vacancy costs are also distributed proportionally to the tenants.
Ctr/RO - Directly Assignable to Account
The behavior of settlement units with service charge keys, for which this value is set, is similar to that of those with the setting RO - Directly Assignable to Account. The settlement simply transfers the costs that were posted to the assigned rental objects in the settlement period (based on the settlement reference date) to the partner of the contract who occupied the rental object on the settlement reference date. If the object was vacant on the settlement reference date, then the landlord bears the costs.
