Definition

Contracts created in connection with a mandate belong to the mandate contract category (third-party contracts). Within this group of contracts, the contract type setting determines the role that this contract plays in the mandate. There are contracts that open a new mandate and contracts that do not open a new mandate (such as assessment contracts). We differentiate between the following types of contracts that open a mandate:

  • Object mandate:
    • The contract is a management contract issued to the manager by the object owner. The owner is not a condominium owners' association.
    • The contract is a vendor contract; the vendor is the manager. In the contract, the management fees are posted in the mandate company code as payables.
    • Contract objects are generally business entities, buildings or properties.
    • When you create the contract, a new mandate is created.
  • Condominium owners association (COA) contract:
    • The contract is a management contract issued by a COA. The contract partner is the COA.
    • The contract is a vendor contract; the vendor is the manager. In the contract, the management fees are posted in the mandate company code as payables and then distributed to settlement units, for the purpose of the COA settlement.
    • The contract is usually linked to a business entity.
    • When you create the contract, a new COA mandate is opened.
  • Condominium management (separate ownership):
    • The contract represents a management contract issued by one member of the condominium owners association. The contract partner is the owner of an apartment in a COA.
    • The contract is a vendor contract; the vendor is the manager. In the contract, the management fees are posted in the mandate company code as payables.
    • The contract is linked to one or more rental units in separate ownership of the contract partner within the COA.
    • When you create the contract, a new mandate is opened. A condominium management contract is also opened with the purpose of separating assets for rental units that are owned separately by the manager.
