Use

You can use this field to modify the starting value of the representative list of rents spread. This means you can position the rental object more exactly within this margin (spread). To do so, you enter the percentage that the selected base value should differ in relation to the value at the other end of the spread. The position of the rental object is then as follows, depending on the base value and percentage value:

        Lower Value    Middle Value    Upper Value

Base        |    |    |

Lower Value        0%        +100%

Middle Value        -100%    0%    +100%

Upper Value        -100%        0%

Examples

You want to position a rental object in a representative list of rents label with the following values:

Lower Value:    6.80

Middle Value:    7.00

Upper Value:    7.40

Example 1

Base value:    Lower Value

Fine Positioning:    + 20%

Rent:    6.80 + 20% * (7.40 - 6.80) = 6.92

Example 2

Base value:    Middle Value

Fine Positioning:    - 60%

Rent:    7.00 - 60% * (7.00 - 6.80) = 6.88

Notes

The middle value in the representative list of rents spread is usually not the same as the arithmetic average of the upper and lower values. Therefore, you also do not obtain the average if you enter the Lower Value as base and 50% as the percentage, or Upper Value as base and -50%.
