Amenities Level Factors

For calculating average rent, the second calculation formula enables you to weigh the advantages and disadvantages of rental objects due to location (such as, insufficient natural light, snow removal duty, ground floor) using amenities level factors. You have to define amenities level factors so that the sum of all the products (that is, the living area multiplied by the amenities level factor), when divided by the total area, again equals 100.

The resulting average amenities level factor = 45500.0035 / 455.0000 = 100.0000

   

When the factors are distributed, differences can arise that are allowed within certain limits.

For an adjustment amount resulting from a current expense, the system then weights the amount with the amenities level factor that was entered.

Example

Assume the values of the previous example and an adjustment amount of 10 euros per square meter (= unweighted portion of total rent) that was determined by the current expense. The result is:

   

Total costs: 455.0000 * 10 euros/m² = 4,550.00 euros
