Estimated costs of constructing the building.
In Germany, the building value using prices from 1913 is usually entered here. This value forms the basis for the valuation of older buildings. The actual valuation is made using an index that enables youto project the production costs from 1913 to today's prices. The German government supplies a construction costs index for this purpose.
The cost approach to appraisal is normally used for buildings, for which revenue is not a prime concern when estimating the market value. This applies also mainly for single and multiple family dwellings and condominiums that are used by the owners. If it is not possible to determine standard local rents, then the same also applies to factory buildings, warehouses and other commercial buildings.
