Estimated construction costs for the building
In Germany, the building value of a building is usually defined according to 1913 prices. This value is the basis for the valuation of older buildings. Buildings are valuated in an index procedure whereby construction costs are to be adjusted to the costs at the time of valuation. The construction costs index supplied by the German federal statistics office is used for this purpose.
This process of assessing asset value is normally used for buildings for which the revenue is not the deciding factor for determining the market value. It is mainly used for single-family and two-family houses and condominiums for own use. If it is not possible to determine typical local rents, this process can be applied to factories, warehouses, and other commercially used objects.
