Estimated cost of production of building
This figure currently does not have a functional use in RE.
In Germany, the building value entered here is generally based on 1913 prices. This value is used as the basis for the valuation of old buildings. Valuation takes place in an index procedure in which the cost of production is expressed in a figure that is relevant to current conditions. The construction costs index released by the German statistics office is used for this.
The asset value method is usually used in the case of buildings whose value estimate for the market is not concerned primarily with profit. This also usually applies to privately owned houses and apartments. If usual local rent cannot be determined, this also applies to factories, storage buildings and other commercial objects.
