In this section we describe the procedure for determining all flow types required for a condition type (of a rental agreement), when this condition type has the character of a basic rent, a flat rate or a surcharge.

Example:Condition type 10 Basic rent

The following flow types are required (numbers of the flow types listed only serve as examples):

  1. Original flow types to which the condition type refers:
    Assign this flow type to the condition type (table of definitions of condition types

    Example: Flow type 1000 Basic rent
  2. Flow type for follow-up postings:
    Assign this flow type to the original flow type in the table of reference flow types under the relation key "2 Real Estate follow-up postings" as a reference flow type.

    Example: Flow type 1001 Basic rent follow-up post.
  3. Flow type for follow-up credit postings:
    Assign this flow type to the original flow type in the table of reference flow types under the relation key "32 Real Estate follow-up
    credit postings" as a reference flow type.

    Example: Flow type 1002 Basic rent follow-up credit post.
  4. Flow type for vacancies, if you intend to carry out vacancy debit positions:
    Assign this flow type to the original flow type in the table of reference flow types under the relation key "38 Vacancy" as a reference flow type

    Example: Flow type 1003 Basic rent vacancy
  5. Flow type for own usage, if you intend to create rental agreements for own use:
    Assign this flow type to the original flow type in the table of reference flow types under the relation key "39 Own use" as a reference flow type.

    Example: Flow type 1004 Basic rent own use
  6. Flow types for accruals/deferrals, if you intend to carry out accrual/deferral postings:

    Four flow types are required here, two for accr./deferr. from rent paid in advance, and two for accr./deferr. for rent paid in arrears. These two flow types are required in order to post accr./deferr. or to write back the postings. You have to maintain the followig entries:
    1. for rent paid in arrears:

      Flow type for accr./deferr. postings:

      Assign this flow type to the original flow type in the table of reference flow types under the relation key "6 Accrued accr./deferr" as a reference flow type.

      Example: Flow type 1011 Accr./deferr.rent pd in arrears debit

      Flow type for writing back accrual/deferral postings:

      Assign this flow type to the original flow type in the table of reference flow types under the relation key "8 Write back accrued accr./deferr." as a reference flow type.

      Example: Flow type 1013 Accr./deferr. rent pd in arrears comsump.
    2. For rent paid in advance:

      Flow type for accrual/deferral postings.

      Assign this flow type to the original flow type in the table of reference flow types under the relation key "5 Deferred accr./deferr." as a reference flow type.

      Example: Flow type 1012 Accr./deferr. rent pd in advance debit

      Flow type for writing back accrual/deferral postings:

      Assign this flow type to the original flow type in the table of reference flow types under the relation key "7 Writing back deferred accr./deferr." as a reference flow type.

      Example: Flow type 1014 Accr./deferr. rent pd in avd. consump.
  7. From the derived flow types, you have again to derive certain additional flow types:
    1. Vacancy flow type:

  • a flow type for follow-up postings.

    Assign this flow type to the vacancy flow type in the table of reference flow types under the relation key "2 Real Estate follow-up postings" as a reference flow type.

    Example: Flow type 1023 Basic rent follow-up post. vac. is assigned to flow type 1003
  • a flow type for follow-up credit postings

    Assign this flow type to the vacancy flow type in the table of reference flow types under the relation key "32 Real Estate follow-up credit postings" as a reference flow type.

    Example: Flow type 1033 Basic rent follow-up pos. vac is assigned to flow type 1003.
  1. Flow type for own use:
  • a flow type for follow-up postings

    Assign this flow type to the own use flow type in the table of reference flow types under the relation key "2 Real Estate follow-up postings" as a reference flow type.

    Example: Flow type 1024 Basic rent follow-up post. own use is assigned to flow type 1004.
  • a flow type for follow-up credit postings

    Assign this flow type to the own use flow type in the table of reference flow types under the relation key "32 Real Estate follow-up credit postings" as a reference flow type.

    Example: Flow type 1034 Basic rent follow-up pos. own use is assigned to flow type 1004.
  • if accruals/deferrals are to be posted, four flow types are required for these. You maintain these flow types in the reference flow type table for flow type own use, as described in the example of flow type 1000 above (example 1004).
