In this section, you define the characteristics describing the fixtures and fittings of the building, rooms and rental units. You also define how these fixtures and fittings characteristics are to be treated for correspondence purpose.
Fixtures and fittings characteristics are used within the rent adjustment via a representative list of rents.
- Print control classes for fixture and fitting characteristics
You can allocate a print control class to fixture and fitting characteristics.
If you do not assign a class, the fixture and fitting characteristics are printed in correspondence, e.g. in the rental agreement. If you do assign a class, the fixture and fitting characteristics are not printed.
If you want to define a special case for each class, you have to create your own print programs.
- Fixture and fitting characteristics for buildings and rental units
Define fixture and fitting characteristics which are assigned to buildings and rental units.
If you use representative lists of rents which contain information on fixture and fitting characteristics for rent adjustment, you must maintain these fixture and fitting characteristics here. These are then assigned to the representative list of rents at a later stage during customizing.
Activities
- Print control classes for fixture and fitting characteristics
- In general only one empty entry (print fixture and fitting characteristic) and one other, filled entry (do not print fixture and fitting characteristic) should be maintained (standard setting) unless you are using your own printing programs.
- It only make sense to use other classes if you want to develop your own printing programs.
- Fixture and fitting characteristics: buildings and rental units
- Decide whether you want the characteristic to be maintained at building level or at rental unit level.
- Determine whether the fixture and fitting characteristic is to apply to all usage types (no entry) or only for special usage types. For example,the characteristic 'apartment situated on busy road' is only applicable to the usage type 'apartment' while the characteristic 'central heating' is applicable to all usage types.
- Determine which fixture and fitting characteristics are to be printed in the rental agreement (assign print control class).
- Define which fixture and fitting characteristics are not to be specified in rental requests(and when selecting objects/applicants).
Further notes
If a characteristic is assigned to a building and it can also be entered for the rental unit, the characteristic of the building is automatically transferred when you create a rental unit, provided this characteristic is allowed for the usage type of the rental unit. You can however still change or delete these values for the rental unit.
