In the flow types section, you define unique keys for posting-relevant or statistical transactions. A flow type thus classifies a transaction

From the point of view of the Real Estate Management component, the flow types are a central basis for all posting procedures, such as for the debit position of the rental agreements. You have to determine certain defaults for every flow type. In R/3 Real Estate, the following are important here:

  • the flow category
  • Using the flow categories predefined by the system, you classify the flow type and thus certain types of posting procedures (for example, advance payment of operating costs, basic rent). On the one hand, this can be the reference to an "internal"flow type. On the other hand, you can assign several flow types to the same flow categories. Thus you have to assign the category "3VZB" to all flow types that belong to an advance payment of operating costs, for example.

You have to maintain the following flow types:
For operating costs advance payments (w/o heating)            3VZB
For heating expenses advance payments                        3VZH
For service charge advance payments (with and w/o heating)    3VZN
For sales-based rent advance payments                        3VZU
For accrual/deferral flow types                                EAAR

  • the activity indicator
  • With the activity indicator, you determine what the effects a debit or a credit posting has (see below). Here, the following possible entries are relevant for Real Estate Management:

  • the debits/credits indicator
  • Here you determine whether a debit or a credit posting is to be created by a flow type. The debits/credits indicator is automatically determined from the activity indicator.

  • the posting control indicator
  • By entering the posting control indicator, you can determine that the corresponding flow type creates a transaction in Financial Accounting and that it therefore is not a purely statistical transaction. You have to fill the posting control indicator with '01' so that a flow type is taken into account for the automatic debit position.

  • the type of accrual/deferral
  • By assigning an accrual/deferral type, you determine that this flow type is accrued/deferred. Furthermore, you determine which accrual/deferral method is to be used.

For some condition types, you have to determine the calculation type of financial mathematics. This affects the following condition types in particular:

  • the cash management and forecast relevance indicator
  • This indicator states that the flow type is relevant for the cash management and forecast. However, this flag is only effective if the cash management and forecast is also active for the required company codes in Treasury. Also make sure the RE data is set up by pressing the "Data Setup" button there and setting the "Transfer real estate data too" flag. For more information about the Program for setting RE cash management refer to the corresponding Report documentation.

Activities

  1. Check whether you all flow types you required are contained in the standard system. If this is not the case, create new flow types by copying an existing flow type, which is closest to what you need, by means of the Copy as .... function
  2. You might have to change the following data contents:
    1. Choose the corresponding flow categories.
    2. Determine the remaining attributes (see above).
  3. Save your entries.
