In this section, you make the basic settings for the service charge settlement:

  • External usage types - participation in the service charges settlement:
    • Assignment of external usage types for the service charges settlement. This can prevent, for example, a rental unit characterized as "Advertising space" from participating in the service charges settlement
    • Whether an apportionment loss risk is taken into account for the usage type

  • Data specific to tenancy law:
    • Whether several apportionment factors are possible for each settlement unit, that is, for example, that 20% of the costs from garden maintenance can be apportioned according to the living area and 80% according to the family size. If the flag is not set, you can always only apportion 100% of the costs according to one single key (for example, the living area)
    • Whether vacancy percentages should be maintainable. This means that costs resulting from the vacancy of an object can be partially apportioned to the remaining tenants (this is allowed in Switzerland)
    • Whether the regional location key for heating value days can be maintained
    • Whether the settled amounts may be rounded (for example, 5-centime rounding in Switzerland)
