In this section, you define:
- The contract types for managing your real estate.
- The contract type category must correspond to the external usage type of a rental unit. For example, a residential rental agreement (= contract type) can only be assigned to a rental unit that has the usage category non- commercial.
- The adjustment type of the rental agreement for each usage type.
- The permitted adjustment types for each contract type:
- Minimum and maximum terms for rent agreements depending on the different contract types and adjustment types
- Intervals between rent adjustments
Example
- Rental agreement type
The contract type "commercial contract" is assigned the usage category "commercial".
- Adjustment type rental agreement for each usage category
The "commercial contract" is assigned the permitted adjustment types (such as index-based rent, graduated rent, sales-based rent - the only adjustment types permitted - and so on) by using the the usage category "Commercial".
- Adjustment type for each contract type
A rent adjustment for a graduated rental agreement takes place once a year only; a graduated rental agreement must be valid for a least 12 months for this to be possible. In this case, you have to enter '12' months for the adjustment type graduated rent in the interval field.
Activities
- Make sure that the standard setting for the contract types matches your requirements.
To determine a contract type for a rental agreement, DO NOT set the indicator general contract. If you do, this contract type only applies for a general contract.
- Check to see if the standard settings for the adjustment types for each usage category fulfil your requirements.
Create any new assignments with the "New entries" function.
- Adjustment types for contract types
- Check to see if the standard delivery fulfils your requirements.
- Delete entries that you do not require.
- Add new entries with the New entries function.
- Choose the contract type. If there is no entry for contract type, the entry for the next adjustment type applies for all contract types.
- Assign the required adjustment type
- Save your entries.
