This table is the basis for generating the settlement participation of the real estate contracts.
You establish a relationship between the real estate contract conditions that are relevant for settling the service charges, and the service charge keys to which the conditions are settled.
There are two ways to establish a relationship between condition types and service charge keys:
- A condition type is settled to all service charge keys in a service charge group.
Assign the condition to a service charge group and leave the Service Charge Key field empty.
Before you do this, specify the service charge group to which the service charge key should be assigned in the Characteristics of Service Charge Settlement Keys IMG activity.
- A condition type is settled to the specified service charge key.
For each service charge key, make an entry for the affected condition type. Scroll to the right in the table. Enter the condition type and the service charge key and specify "No general costs" in the Service Charge Group field.
Example
The following service charge keys were created for operating costs:
- 100 Property tax
- 200 House cleaning
- 300 Elevator
- 881 Wages - gardening
- 882 Replacement of plants
- 883 Water for garden
The following contracts were signed:
Contract 1:
The tenant makes advance payments for operating costs (condition "AP operating costs"). All operating costs are settled together.
Settlement participation should report the following:
Settle 100 to AP operating costs
Settle 200 to AP operating costs
Settle 300 to AP operating costs
Settle 881 to AP operating costs
Settle 882 to AP operating costs
Settle 883 to AP operating costs
Contract 2:
The tenant makes advance payments for gardening (condition "AP gardening") and advance payments for all other operating costs (condition "AP operating costs").
Settlement participation should report the following:
Settle 100 to AP operating costs
Settle 200 to AP operating costs
Settle 300 to AP operating costs
Settle 881 to AP gardening
Settle 882 to AP gardening
Settle 883 to AP gardening
To generate the settlement participation in this way, enter the following:
- AP operating costs service charge group 1 (operating costs).
- AP gardening service charge key 881
- AP gardening service charge key 882
- AP gardening service charge key 883
