Definition
For a settlement unit, you can make separate settings for tenant settlement and COA settlement about how values are apportioned. (For example, you could set up tenant settlement based on number of persons, but COA settlement based on square feet.)
Use
The settings you make here apply when a settlement is performed but no explicit entry was made for how the apportionment should be carried out. The following settings are available:
- <blank>: Must Be Defined Explicitly for COA/Tenant Settlement
During COA settlement and tenant settlement, you receive an error message if an apportionment factor is not explicitly defined on the settlement unit for the settlement.
The system already performs a related check when settlement units are created that are apportionable to tenants or owners. The system checks if the apportionment factors are defined, and if they are not, it issues a message. - O: Tenant Rule Can Be Used for COA Settlement
If an explicit apportionment rule is not defined for COA settlement, then the system uses the apportionment rule of the tenant settlement. - T: COA Rule Can Be Used for Tenant Settlement
If an explicit apportionment rule is not defined for the tenant settlement, then the system uses the apportionment rule of COA settlement. - TO: Same Rule for Both Tenant and COA Settlement
An apportionment rule has to be defined for a settlement purpose. If this purpose has its own rule, then the system uses this rule also for the COA settlement or tenant settlement. - M: COA Settlement Performed by Owner Share
If no apportionment rule is defined for COA settlement, then the settlement is performed using the owner shares. The prerequisite for this is that the measurement type is designated as an ownership share in Customizing of measurement types, and this measurement type is entered on all rental objects that are assigned to the settlement unit.
