Definition
Specifies the settlement processes for which the system considers costs of the settlement units that have this service charge key.
Use
You use this indicator to control which settlement units participate in the settlement process.
- Considered for All Settlements
When you choose this setting, this settlement unit is taken into account in all settlements (for both tenants and owners). - Considered Only for COA Settlement for Owners
If you set up the service charge key so that it is only relevant for owners, then the system considers the costs of settlement units with this service charge key in COA settlement. These settlement units are not considered during tenant settlement. Choose this setting for costs that are not allowed to be passed on to tenants (for example, management costs in some countries). - Considered Only for Settlements to Tenants
The settlement units are used only in tenant settlement and do not appear in owner settlement.
Background:
In certain cases, costs have to be apportioned to tenants in different periods than for the owners, for example, because the relevant date of payment for the owner settlement differs from the relevant period for the tenant for the provision of the service. Property taxes are another case. The owner pays property taxes directly to the tax authorities (and they are therefore not settled in accounting for the condominium owners association). The owner can however, pass on the property tax to tenants in a tenant settlement.
In these cases, for technical reasons, you have to use settlement units (cost collectors) that can only be apportioned to tenants. For these settlement units you can choose one of the following: - You can post to them directly and then they appear in accounting for the condominium owners' association (but not in owner settlement).
- You can enter the costs to be apportioned either before the settlement using BAPI or within the settlement using BAdI (RE_SC_SETTLESTEP_GC).
The tenant settlement sets the cost collectors of the settled periods to the status "Settled". If you use the first option and actually post the costs, the cost collectors are not credited. That means that the costs remain on the cost collector after the settlement.
