Definition

Classifies the company code in the context of real estate management.

  • Standard company code
    This company code is used to manage real estate objects that belong to the company code.
  • Manager company code
    This company code is also used to manage real estate objects that belong to the company code. Some of these objects could be condominiums governed by a condominium owners' association ( COA). These condominiums are linked to real estate objects belonging to the COA in the mandate company code (see below). This company code is also the manager for the condominium owners association.
  • Condominium owner company code
    This company code is used for all processes related to management of individual condominiums for individual condominium owners. The manager manages the property for the individual owner on the basis of a condominium management contract. Profit centers are used to keep the accounting data of the individual condominium owners separate in this company code.
  • Mandate company code
    The company code in which the manager records and works with data of real estate objects that are managed with the authorization (mandate) of a third party. The manager uses the mandate company code to keep separate books for these third parties. There are two types of mandate:
    • Object mandate
    • Condominium owners association mandate ( COA mandate)
      In this case, the real estate objects in the mandate company code can be linked to: (a) objects of a condominium owner company code and (b) objects of a manager company code:
    • a) An object is linked to a condominium owner company code when the owner of the condominium has a condominium management contract for the object with the manger.
      b) An object is linked to the manager company code when the rental object is owned by the manager (or management firm).

      The data of these two mandate types is managed in separate company codes.

  • Reference company code
    When you create the mandate company code, you can use the reference company code as a kind of template, which allows you to easily adopt certain Customizing settings. This makes it possible for the system to copy any changes made later to the company code settings to all mandates that reference the given company code. You are not allowed to create any real estate objects in this company code.

Use

These company code classifications enable you to ensure that separation of assets is maintained, so that, for example, the assets of the property manager are kept separate from the assets of the parties whose real estate is being managed. Each company code has its own separate accounting.
