Definition
Contracts that you create with relation to a mandate are from the third party contract category. In the contract category, the third party contract type setting determines the role that this contract plays in a mandate. It distinguishes between:
- Object mandate:
- The contract contains a management order that is issued to the property manager by an object owner. The owner is not a condominium owners association (COA).
- The contract is a vendor contract, the vendor is the property manager. Via the contract, the property management fees are posted as payables in the mandate company code.
- Contract objects are usually business entities, buildings or land.
- When you create a contract, a new mandate is opened.
- COA mandate:
- The contract displays the management order issued from a COA. The contract partner is a COA.
- The contract is a vendor contract, the vendor is the property manager. Via the contract, the management fees are posted as payables in the mandate company code and - for COA settlement purposes - are allocated to settlement units.
- The contract usually refers to a business entity.
- When you create a contract, a new COA mandate is opened.
- Separate ownership mandate:
- The contract displays the management order issued by a member of a COA. The contract partner is the occupant of an apartment in a COA.
- The contract is a vendor contract, the vendor is the property manager. Via the contract, the property management fees are posted as payables in the mandate company code.
- The contract refers to one or more rental unit in the ownership of a contract partner in a COA.
- When you create a contract, a new mandate is opened. You also open a separate ownership mandate contract for the division of property in rental units under the separate ownership of the property manager.
- Owner costs contract:
- The contract displays the payment obligations of the property owner to the COA. The contract partner is the property owner.
- The contract is a customer contract using portfolio holdings. The customer is the property owner. The contract is used to post the owner costs owed by the property owner to the COA.
- The contract relates to one or more rental unit in the ownership of a contract partner within a COA.
- No new mandate is opened, rather the contract is assigned to the mandate of the COA contract.
