Definition
Calculation value used in calculations for cost approach to appraisal and income approach to appraisal.
Use
The difference can result from the fact that there could be additions or removals that do not (or do not yet) have an effect on the determination of the assessed value. The difference amount is rounded downward to an amount of 100.
- When the cost approach for appraisal is used, the system determines the value using this formula:
Difference amount (absolute) = (starting value * percentage value/100) - assessed value - When the income approach for appraisal is used, the system determines the value using this formula:
Difference amount (absolute) = (land value portion + building value portion) - assessed value
