Definition
You can assign conditions of any condition type to a contract or rental object. These conditions are then (if the condition purpose allows this) considered during periodic posting processes.
However, for certain processes, special treatment of certain condition types is necessary. The attribute of the condition type therefore provides information to these processes about how the different condition types are treated.
These are currently the different attributes:
Service charge settlement is used to settle advance payments and to adjust them when necessary. Flat-rate payments are displayed for informational purposes, and these can also be adjusted:
The attributes of the condition types for this are:
0001 Advance payment
0002 Flat rate
The setting
0001 Advance payment
is also used for assessments in COA (assessment adjustment based on annual budget, COA settlement). In addition, for handling maintenance reserves, there is the setting
0003 Maintenance Reserves
.
Special condition types with the following attributes are needed when you create sales-based rent agreements and for sales-based rent settlement:
1001 Minimum sales-based rent
1002 Maximum sales-based rent
1003 Advance payments on sales-based rent
1004 Sales-based rent
Here the minimum sales-based rent and advance payment on sales-based rent are conditions that are normally posted periodically.
Sales-based rent itself is not taken into account during periodic posting. The condition type serves as an anchor for the sales-based rent agreement. The posting terms for sales-based rent settlement, as well as the objects that the sales-based settlement relates to, are linked with this condition.
The maximum rent is normally agreed on as a statistical condition. This condition is taken into account when the sales-based rent is calculated during sales-based rent settlement.
In security deposit agreements you enter the security deposit to be paid, and/or you can calculate the security deposit amount. The attribute of the security deposit type determines the representation of the security deposit agreement on the screen (the designated condition types are displayed on the first screen) and does not have any functional impact.
2001 Security deposit calculated
2002 Agreed security deposit
The "calculated security deposit" is usually calculated using a calculation formula of a given condition group multiplied by x. The agreed security deposit is a fixed amount you enter manually.
