Definition
Designates the characteristic category of a representative list of rents.
Some representative lists of rents define fixtures and fittings characteristics. A higher or lower comparative rent is calculated depending on whether a characteristic is present on a rental object (and in some cases on how the characteristic is assessed). Each fixtures and fittings characteristic that must be included in the adjustment based on the representative list of rents is assigned to a characteristic category.
This can be the following:
- Surcharge category (increase of the condition amount)
- Reduction category (reduction of the condition amount)
Use
You use these categories to group fixtures and fittings characteristics that have the same surcharge or reduction amount.
If the category is also a characteristic, or if a characteristic exists that is not assigned to any category, and if it has a surcharge or reduction amount, that characteristic must be created as a category and must be the only characteristic of that category.
