Use
In this IMG activity, you define the calculation steps for the valuation methods. These calculation steps build a calculation hierarchy (formulas for the various real estate values) for the valuation method.
The minimum of the values generated from the Income Capitalization Method and the Cost Depreciation Method these methods will be considered internally as the default real estate value. However, the user can choose to change the default value.
The input parameters for the calculation are the set of master data values maintained for the real estate. For example,
Requirements
Standard settings
The Formula Builder is a standard SAP Basis tool.
The standard system provides two valuation methods namely the Income Capitalization Method and the Cost Depreciation Method. The users can change the calculation steps for these methods.
Activities
- Select New Entries to define a new valuation component
- Specify a component ID and enter a short description for the component ID
- Select the Formula Maintain button.
- Define the calculation steps.
Note: For detailed information on the Formula Builder, select the information icon on the Formula Builder screen.
- Define the parameters and the corresponding expressions for these parameters in the formula builder
Example
For example, you can define the calculation steps as follows:
Real value = land value + building value
Total land value = area * (land costs + additional costs)per unit of area.
Total Cost of building parts = Sum of all (Volume or area of building part * Costs per unit of area or volume of building part)
