Definition

Identifies the reason why an escrow account has been opened for a mortgage loan. You diffentiate between the voluntary opening of an escrow account by the borrower and the compulsory opening of an escrow account by the bank in the name of the borrower.

The borrower only has the right to close the escrow account if he or she has opened the escrow account voluntarily.

Use

The following reasons for opening an escrow account are possible:

• The borrower has failed to pay tax (such as property tax), or insurance premiums (such as property insurance) on time. To avoid having to make payments on the borrowers behalf in the future, the bank as lender can open a compulsory escrow account in the borrowers name.
• The borrower opens an escrow account to ensure that all of the required payments are forwarded by the bank on time.
