In this section, you define the structure of your calculation forms for collateral value determination (short version) and for the credit standing check.

A form is a short calculation schema which you can use to calculate the collateral value of an object or the financial outgoings of a borrower. You determine which calculation you want to make on the basis of the summation rule in the form header. A form consists of single lines (items) in which you can enter texts, amounts, percentages and so on. You can assign long texts, predefined calculations types and groupings to each line. You can create references between upper and lower lines.

Summation rules

Summation takes place in general according to the top-down principle, in ascending order by grouping and item number (item type). The line results are totalled in subsequent totals lines, which are defined in the field 'TotalItmType'. You can only enter line numbers (item type) which are greater than the current line number.

The totals line of an individual line must also exist as an item as well as grouping (T) '9' and calculation type (CT) '9'.

The following summation rules exist:

  • Credit standing check (summation rule �91�)

Variant �0�:

The lines are totalled separately in the groups incomings, outgoings and cost of living. The sub-totals can be displayed in lines with group and calculation type '9' and corresponding references.

The outgoings and cost of living are subtracted from the incomings and are displayed as a surplus or deficit in the grand totals line. The debt service ratio is also calculated as a percentage, calculated from the total outgoings divided by total income.

Variant �1�:

The line totals are totalled according to the +/- sign in the corresponding field. An individual line with a negative sign is subtracted from the total.

  • Collateral value short determination (summation rule �92�)

The line results are accumulated in the assigned totals line according to the grouping. The 'proportionate prime costs' are calculated as follows:
land value + building value (± markdowns/markups) + other costs.

The totals line, which is flagged with a +/- sign, is saved as the asset value. The asset value is required for the decision-making function.

The groupings are used differently depending on the summation rule.

Group '0' (text) only contains text lines which are not used for calculations.

Group '9' (Total/Result) defines calculation lines which displays sub-totals or final totals.

Calculation types

Depending on the calculation type, the system shows amount, quantity and percentage fields. The system uses the values you entered to calculate the result of an item type (line). The line results can be totalled in sub-totals or grand totals.

The calculation types can be explained as follows:

02 2% of amount    You can enter a single amount and

    2 percentages. The result is the total

    of both percentages. (y = (p1 + p2 ) * x)

    and one percentage. The percentage is

    the result of the item. (y = p * x)

04 Quantity/number * amount    The result is calculated from a quantity/

    number and an amount.

    (y = m * x)

05 Text and amount    You can enter an explanation for the

    amount. (y = x)

06 Amount from total amount    You can enter a part of a total amount

    (for information purposes only), which is

    also the result.(y = x)

07 %o of amount    You can enter a single amount and a

    per thousandth. The per thousandth

    is the result of the item. (y = pm * x)

09 Sub-/final total    The calculation type defines the lines

    on which the results of single lines

    can be totalled. For the single lines,

    the field TotalItmTpye has to contain

    the line number where they are to be

    totalled.

13 Factor * amount    You can enter a single amount and a factor

    with 2 places before the decimal point

    and 3 after. The result is the product

    of the two values. (y = f * x)

14 Percentage (Index)     The product is calculated from

* quantity * amount    the three values. The percentage

    (Index) can be overwritten.

    (y = p * m * x)

15 % markdown/up    A percentage markdown/markup is

from reference amount    calculated on the basis of a

    reference amount from a single or

    totals line. The result is the reference

    amount minus/plus the percentage

    markdown/markup. You define the reference

    line in the field 'ReferItmType'

    (y = y ± (y * p))

  • the collateral value short determination and
  • the credit standing check

which you can adapt to your own needs.

Activities

  1. Create the form header in the overview of forms. Enter the summation rule and, where applicable, a variant.
  2. Choose 'Form individual items' and 'New entries'.
  3. Create the individual form lines (position types) and define the calculation types, groups and references in the detail screen for form individual items. You can also make entries concerning how amounts are to be rounded and you can enter division or multiplication factors.
